Seamless Gutters in Nashville: What the Price Per Foot Buys

Seamless aluminum gutters in Nashville run about $9 to $16 a foot installed. That's a wide range, and homeowners who get three quotes on the same house usually find them spread across most of it. The spread isn't profit margin. It's a handful of decisions each contractor made before the number was written, and none of them are on the quote unless you ask.

Gauge: .027 versus .032

Aluminum gutter coil comes in two common thicknesses. .027 is what builders and most volume installers use, and it's about 15% cheaper per foot. .032 is stiffer, dents less when a ladder leans on it, and holds its shape under the weight of a gutter full of wet hackberry leaves in November. On a 200-foot house the difference in material is $100–$150, and it's the first thing a low quote gives up. Ask which one is on the truck.

Hangers: type and spacing

Three ways to hold a gutter to the house.

• Spike and ferrule — a long nail through the front lip, a sleeve behind it, into the fascia. Cheap, fast, and they back out of the wood in ten to fifteen years. Still common on the cheapest quotes.
• Hidden hangers with screws — a bracket that clips inside the gutter and screws to the fascia, ideally into the rafter tail. The standard on a proper install.
• Roof straps — for houses with no fascia, like the 1920s bungalows in East Nashville with exposed rafter tails.

Spacing matters as much as type. Every 24 inches is the standard; 18 on a run under a big roof plane. A crew that spaces them at 36 or 48 inches uses a third fewer hangers and saves maybe $80 a house, and the gutter bellies between them within five years. That's the failure we see on nearly every builder install from Antioch to Spring Hill.

Downspouts: size and count

A 2x3 downspout is the default. A 3x4 costs a few dollars more per downspout and moves roughly twice the water. For Nashville's spring rain rates, 3x4 should be standard on any run over 30 feet and on every two-story roof. Count matters too: one downspout on a 50-foot run overflows at the far end no matter what size it is. A low quote usually has the minimum count in 2x3. A proper quote states the size and the number and puts a second one on long runs.

Gutter size: 5-inch versus 6-inch

Five-inch K-style is right for most single-story roofs. A 6-inch gutter carries about 40% more water and costs about 20% more per foot. Two-story houses in Brentwood and Forest Hills with big hip roofs, steep roofs anywhere, and any run under a valley usually need 6-inch on that side. A quote that's all 5-inch on a large two-story house is cheaper for a reason.

Corners

Every inside and outside corner is a miter: two cuts, a corner piece or a hand-mitered joint, and sealant. A simple gable ranch in Donelson has four. A hip-roofed house in Franklin's McKay's Mill has ten to fourteen. Corners are where labor goes and where leaks start, so a per-foot price on a house with many corners should be at the top of the range, and a crew that quotes the bottom of the range on that house is going to be quick at the corners.

Sealant

Polyurethane gutter sealant stays flexible through Nashville summers and the occasional January freeze. Silicone and generic caulk don't; they harden and crack at the miters in three to five years. This is a $10 difference per house and a common shortcut.

Fascia, tear-off and haul-away

The old gutters have to come down and go somewhere, and the fascia behind them has to be checked before anything new goes up. A quote should say tear-off and disposal are included. It should also say what fascia replacement costs per foot if any is found, because on a house that's been overflowing for years, some will be. A quote that's silent on both is a quote that will grow on install day.
