Builder-grade gutter upgrades for new construction in Nashville

What a builder gutter usually is

We've been up ladders on enough new houses in Antioch, Cane Ridge, Nolensville, Spring Hill, Mt. Juliet and Smyrna to describe the standard package from memory:

• .027 aluminum, the thinnest coil sold, which dents when a ladder touches it and oil-cans in the sun
• Hidden hangers spaced 36 to 48 inches apart instead of 24
• 5-inch gutter everywhere, including under two-story roof planes that need 6-inch
• 2x3 downspouts, one per run no matter how long the run is
• Corners sealed with a single bead of whatever caulk was on the truck
• Downspouts ending in a plastic splash block, or at the foundation, on a lot that was graded last week
• No gutter at all on porch returns, bump-outs and the garage side

None of this violates a code. The residential code says roof water has to be carried away from the foundation; it doesn't say how much water or how well. So the builder buys by the foot, the subcontractor installs by the foot, and the first homeowner finds out in the first spring storm.

What fails, and when

Year one to three: corners start dripping as the caulk shrinks. Downspouts pull apart at the elbows because they were pressed together and never screwed. The back gutter overflows at the far end from the downspout every time it rains hard, and the deck boards under it go gray.

Year three to six: the lot settles, the ground beside the foundation drops, and the splash blocks tilt back toward the house. Hangers spaced too far apart let the gutter belly between them and hold water. Mosquitoes in July. The fascia paint bubbles under the corners.

Year six to ten: the fascia under the worst corner is soft. The crawl space smells musty every April. The builder's one-year warranty ended long ago, and the gutter sub is on a different subdivision.

What we do instead of a tear-off

Most builder systems don't need replacing; they need finishing. The straight runs are usually fine as metal, even at .027. What we typically do:

1. Upsize the downspouts to 3x4 and add a second one on any run over 35 feet. $150–$300 per downspout. This alone fixes most of the overflow.
2. Re-hang with hidden hangers every 24 inches and reset the pitch. $150–$300 per run.
3. Reseal every corner and end cap with polyurethane. $150–$250 for the house.
4. Extensions or buried drain lines on every downspout, sized for the lot's slope. $25–$80 each above ground, $200–$500 per downspout buried to a pop-up emitter.
5. Replace the runs that were undersized with 6-inch seamless where a big roof plane drains to one gutter. $12–$16 per foot for those runs only.
6. Add gutters where the builder skipped them: porch roofs, bump-outs, the garage side.

A typical upgrade on a two-story house in a Nolensville or Spring Hill subdivision runs $700–$1,800, against $2,600–$3,900 for a full seamless replacement. If the metal is dented all the way around or the runs were never pitched at all, replacement is the honest answer and we'll show the math.

Tall-and-skinny infill houses

The three-story infill homes in The Nations, East Nashville and Wedgewood-Houston have their own version of this: steep roofs, deep valleys that funnel two planes into one short gutter, and a single downspout dropping thirty feet to a lot with no yard to drain into. Those need 6-inch gutters at the valleys, 3x4 downspouts, and usually a drain line to the street or a dry well. We quote them after a look.

Warranty note

If the house is under a year old, the gutter is the builder's problem and it's worth a written request first.
