Gutter repair and installation in Brentwood, TN

Brentwood's one-acre lots mean big roofs, long gutter runs with a dozen corners, mature hardwoods over every one of them, and hillside sites where the back of the house is three stories up. We repair, replace and guard gutters built for that.

Gutters in Brentwood

Brentwood zones most of its residential land at one acre, so the houses are big and the roofs are complicated. A typical home in Governors Club, Annandale or Tuscany Hills puts 300 feet or more of gutter around a hip roof with ten to fourteen corners, and the lots are wooded: oaks, maples, hackberries and the pines and cedars that were left standing when the lots were cleared. That combination — long runs, many miters, heavy leaf load — is why gutter repair Brentwood TN work is mostly corners and sagging, and why guards make sense here more than almost anywhere in Middle Tennessee.

Brentwood Hills, Raintree Forest, Concord and Brenthaven are the 1970s–90s neighborhoods. Many are on original spike-hung aluminum, some on the copper that was fashionable on the larger homes. Spikes back out of forty-year-old fascia, the runs belly, and the corners drip. Aluminum here is a re-hang and reseal, or a replacement once more than a third of the runs are gone; copper is almost always worth repairing.

Governors Club, Annandale, Tuscany Hills, Woodmont and the newer streets off Concord and Split Log Road are 2000s–2020s custom homes. Better built than subdivision product, but gutter subs cut the same corners on a million-dollar house as on a starter home: 5-inch under a roof plane that needs 6-inch, one 2x3 downspout on a 60-foot run, splash blocks on a slope. Overflow at the corners of a big hip roof in a spring storm is the call we get most.

Hillside lots

Much of Brentwood rolls, and a lot of houses have a walk-out basement or a rear elevation well above the front. Two things follow. First, the back gutters are high and the work is priced for the setup; we'll say so on the estimate. Second, a downspout that dumps on the uphill side of the house sends water along the foundation wall and into the basement. On sloped Brentwood lots we bury the downspouts on the high side and carry them past the house to daylight. Downspouts and your foundation covers the drain-line options.

Copper and 6-inch

Copper gutters are common on the larger Brentwood homes, and they're the one gutter we'd nearly always repair rather than replace; a leaking copper seam is soldered, not caulked, and the metal outlasts the house. Six-inch aluminum is the right size on most two-story Brentwood roofs, and we can match it to existing copper downspouts if only some runs need replacing.

Questions we get asked

Can you repair copper gutters?

Yes, and it's nearly always the right call. Leaking copper seams are re-soldered, not caulked, sagging runs are re-hung on new brackets, and a damaged section can be replaced and patinated to blend over a season. Copper replacement is quoted separately and is rarely necessary.

Are gutter guards worth it on a wooded Brentwood lot?

More than almost anywhere we work. A 300-foot gutter system under oaks and hackberries needs two or three cleanings a year at $250–$400 each. Stainless micro-mesh on that house is $3,000–$5,500 and cuts it to one rinse a year, so it pays back in about six years.

Do you work on three-story rear elevations?

Yes. Hillside homes in Brentwood Hills and along Old Hickory Boulevard often have a rear gutter three stories up. We price the setup honestly, use standoffs and roof anchors where needed, and quote those houses after a look rather than by the foot over the phone.
