Seamless aluminum runs $9–$16 a foot here, depending on gutter size, downspout size and corner count:

Tear-off and disposal are usually included; fascia is per foot, only if rot is found. Two things push a quote toward the top of the range when it comes to gutter installation cost. Fixing builder gutters instead of replacing them

On houses under ten years old the metal is usually fine and the problems are everything around it. Bigger downspouts, a second one on long runs, hangers at proper spacing, corners resealed and extensions set is typically $700–$1,800 on a two-story; runs that were never going to drain in 5-inch get replaced in 6-inch at $12–$16 a foot. Guards and cleaning

Six things that move a Nashville quote

1. Height and terrain. Add 15–25% for a second story; a hillside house in Bellevue with a three-story rear wall is priced after a look.
2. Corner count. A four-corner gable in Donelson and a fourteen-corner hip roof in Brentwood are different jobs at the same footage.
3. Fascia. The unknown on any house over thirty years old. A good contractor probes it at the estimate, not on install day.
4. Gutter size. Six-inch runs about 20% above five-inch.
5. Where the water has to go. Extensions cost little; a line buried under a driveway to the street does not.
6. Color. Common trim colors are usually in stock; an unusual one can mean ordering a coil and waiting a week.

What a per-foot price leaves out

A per-foot number covers the gutter, the hangers, the corners and usually the tear-off. Several things often sit on separate lines:

• Downspouts, sometimes priced each rather than per foot of gutter
• Fascia replacement, at $8–$20 a foot, only where rot is found
• Guards, priced per foot by type
• Buried drain lines, at $200–$500 per downspout
• Extensions or splash blocks, at $25–$80 each
• Copper or a special-order color

When two quotes differ by more than a few hundred dollars, it's usually because one includes these and the other doesn't. Ask for the same list on both.

Where to spend more, and where not to

Spend on downspout capacity, hanger spacing and fascia. Those decide whether the gutter works in a spring storm and whether it's still straight in fifteen years. Six-inch is worth it on two-story roof planes and valleys; it isn't on a small single-story roof. Guards are worth it under heavy tree cover and rarely under young ornamentals. A premium color or a fancier profile is a matter of taste, not performance.

One house, priced out (illustrative)

An illustrative example: a six-year-old two-story in Nolensville with 230 feet of builder 5-inch gutter, four 2x3 downspouts, and overflow at two rear corners every storm. A typical fix: swap four downspouts to 3x4 ($640), add two more on the long runs ($440), re-hang the two runs that belly ($400), reseal ten corners ($220), extensions on all six ($240). About $1,940, done in a day. A full tear-off and 6-inch replacement would be $3,000–$3,700, and this house doesn't need it.

Paying for the job

Ask before you sign how payment works: whether a deposit is expected, how much, and when the balance is due. Many contractors collect at completion on a one-day job. Get the payment terms on the written estimate, and pay by a method that leaves a record. Be wary of a large cash deposit demanded up front, especially from someone who knocked on the door after a storm.

How to compare two quotes

Line them up on four items: coil thickness (.032 or .027), hanger type and spacing, downspout size and count on the longest run, and whether tear-off and fascia-per-foot are stated.
