Why Your Gutters Overflow in Nashville Rain (Even When Clean)
Somebody cleaned the gutters in March. Then a line of storms comes through on a Thursday evening, and the back gutter is pouring over the front edge onto the deck like a curtain. That call comes in every week from April through June, from Crieve Hall to Hendersonville, and most of the time the gutter isn't clogged. It's been beaten.
Nashville rain arrives in a hurry
The sizing rules most gutter crews learned — 5-inch K-style, 2x3 downspouts, one downspout per 30 or 40 feet of gutter — assume rain that spreads itself across a day. Nashville averages about 47 inches a year, and the spring severe-weather season delivers a good share of it in twenty-minute bursts ahead of a cold front. The National Weather Service office in Old Hickory logs one-inch-an-hour rates several times each spring, and the May 2010 flood put more than 13 inches on the city in two days.
A 2x3 downspout drains roughly 600 square feet of roof in a moderate rain. At an inch an hour it's closer to 400. A two-story house in Donelson or a new build in Nolensville puts 800 to 1,200 square feet of roof onto the back gutter, with one downspout at one end. The water reaches the gutter faster than the downspout can take it, the gutter fills, and it goes over the lip. The system is doing exactly what it was built for. It was built for somewhere with gentler rain.
Three causes, and how to tell them apart from the driveway
1. Not enough downspout. Stand outside during a storm, or look at the evidence right after. If the overflow is worst at the far end of a long run from the downspout, or the whole run overflows evenly while the downspout gushes, the run can't drain fast enough. Fix: upsize to 3x4 downspouts, which roughly doubles the flow, and add a second downspout on any run over 35 feet. That's $150–$300 per downspout, not a replacement.
2. Bad pitch. Gutters need to fall about a quarter inch every ten feet toward the downspout. Spikes back out of the fascia, cheap hangers bend, the middle drops, and water pools there instead of moving. On a dry day, sight down the run from one end, or look for a tide line of grit and a puddle in the middle a day after a rain. Mosquitoes coming out of the gutter in July are the other tell; they need a week of standing water, and a properly pitched gutter dries in a day. Fix: re-hang with hidden screw hangers and reset the fall. $150–$300 per run.
3. The gutter is too small for the roof. A steep roof, a large plane, or a valley that funnels two roof sections into one spot can overwhelm a 5-inch gutter even with a big downspout. The tell is overflow right at the valley or where two roof sections meet, while the rest of the run is fine. Fix: a 6-inch gutter on that run, which carries about 40% more water. $12–$16 a foot for the runs that need it.

The one that isn't the gutter's fault
A roof without a drip edge, or with shingles cut short of the gutter, lets water run behind the gutter and down the fascia. From the yard it looks like overflow. Up close there's a water stain down the fascia board and a mostly empty gutter. That's a flashing detail, and it's common on the 1950s and 60s ranches in Crieve Hall and Inglewood that have been reroofed twice with no drip edge added either time. A gutter crew should spot it from the ladder and tell you to call a roofer.
Why the wet deck is the least of it
Water going over a gutter on a Nashville lot doesn't sit in a puddle and evaporate. Most of the city sits on thin clay over limestone, the ground slopes, and the house is over a crawl space or a basement. Overflow at a corner runs along the foundation wall, through the block, and shows up as a damp crawl space, a musty smell in May and, on a hillside lot in Bellevue, a wet basement corner. Fixing gutter capacity is the cheapest crawl-space repair in town, and downspouts and your foundation goes through where the water should end up.
What to do about it
